Evaluating risk across commercial real estate has historically required retrieving, verifying, and reconciling unstructured data buried across 6 to 10 distinct files per asset—including engineering reports, valuations, and insurance schedules, in some cases, up to 100 pages each. Information gaps, conflicting property figures, and evolving hazards like lithium battery risks introduced version control challenges and operational friction. Manual data collection is at times extraordinarily labor-intensive: onboarding an 84-asset portfolio demanded 1,500 hours during initial setup and 500 hours for annual updates, while evaluating a single property consumed an entire day.
To eliminate this operational friction at industry scale, Vision RECap incorporated Google Cloud for its architectural stability, long-term scalability, and cohesive data-to-AI suite.

Orchestrating an AI-enabled pipeline for automated document intelligence
At the core of Vision RECap’s platform is its proprietary AI engine, Remy AI, powered by Gemini API and Gemini. Unstructured asset documentation—including engineering surveys, valuations, and compliance documents—are ingested and managed securely within Cloud Storage. Rather than relying on rigid custom code or pre-splitting multi-page files, the engine leverages Gemini’s native multi-modal capabilities to analyze text, diagrams, and multi-format layouts concurrently across large word, spreadsheet, and PDF documents.
Gemini’s built-in multi-modal capabilities natively process image, text, and unstructured data across 100-page property documents. Google Cloud provides a simplistic framework that makes it easy to deploy, monitor, and yield insights from BigQuery.

Achieving precise extraction across diverse document formats required a specialized architectural approach. Vision RECap and Spaceman Consulting co-developed a comprehensive 50-page AI contextual framework, translating decades of domain expertise into structured prompt logic. Extracted risk, operational, and compliance parameters are routed into Cloud SQL and BigQuery for portfolio analytics, feeding interactive dashboards in Data Studio. Application microservices scale dynamically across Cloud Run and Google Kubernetes Engine.

This workflow helps manage AI hallucination risks by enabling domain experts to validate AI-generated outputs before they are used in validation of CRE asset data, management of risks or incidents, then ultimately combining into insurance workflows. At the enterprise governance layer, Identity and Access Management (IAM) enforces granular, role-based access controls, across asset owners, brokers, and more than 100 insurer profiles, helping maintain appropriate data access across the ecosystem.

Vision RECap dramatically accelerated portfolio onboarding and data processing speeds by building Remy AI on Google Cloud. Initial document extraction times reduced significantly, in many scenarios, from an entire day down to just 10 minutes per asset, while AI contextual review times dropped from 15 minutes to 3 minutes (on average). For an 84-asset portfolio, annual updates that previously required 500 manual hours were compressed into just two days.
This massive efficiency gain reclaims valuable operational capacity for brokers and asset owners, shifting their focus from tedious spreadsheet administration to high-value strategic advisory, capital preservation, and proactive risk selection. With over $9.6 billion in commercial real estate assets represented on the platform and more than 100 insurer profiles onboarded, Vision RECap enables transparent, evidence-based underwriting. The platform provides real-time risk recommendations and mitigation progress, helping insurers make better-informed decisions around pricing, terms and conditions.
Looking ahead, Vision RECap is deepening its Google Cloud integration to deploy predictive risk modeling and automated capital forecasting.
