Half of homebuyers cry at least once during the closing process. For Qualia CEO Nate Baker, this statistic represents both the emotional stakes of real estate transactions and the operational complexity that makes them so stressful. Founded a decade ago, Qualia provides software to thousands of title and escrow companies who help millions of people complete home purchases and sales annually.
Title and escrow professionals manage document-heavy closing workflows where every detail matters. "There's a lot of accounting and legal document-oriented questions, and it all happens very quickly," Baker says. "We help our customers manage all the documents, accounting, and communications."
When large language models emerged, Qualia saw potential for document analysis and workflow automation. But translating AI capability into practical value for title and escrow professionals proved difficult. Rate limiting from AI providers capped how many requests Qualia could process, blocking customer rollouts. Unpredictable behaviors disrupted operations. Then Qualia discovered how Google Cloud could solve these challenges.
The company built Qualia Clear, an agentic AI system that integrates Gemini directly into the Qualia platform to automate review, analysis, and execution of title and escrow workflows. The architecture uses Gemini 2.5 Flash to process emails and documents associated with transactions, creating summaries that are fed into Qualia Clear. Gemini 2.5 Pro then drives the conversational interface and executes specific tasks that users request.
Qualia chose Google Cloud when Gemini 2.5 Pro launched in March 2025, attracted by a million-token context window and, critically, Google's flex capacity approach to token limits.

One practical impact of Qualia Clear is how it detects errors before they become costly problems. In a recent example, a customer ran Qualia Clear's pre-closing checklist before finalizing a transaction. The system identified an error where the real estate agent would receive an extra $400 in commission, while the homeowners association would have been shortchanged by the same amount. In another case, Qualia Clear alerted a customer to a mortgage lien that had not yet been released — an error that could have caused significant delays. "These examples may seem minor in isolation, but when added up across millions of transactions, they become a big deal," Baker says.
The system excels at document-driven workflows that require information from multiple sources. "A huge amount of the work in a real estate transaction is understanding really nuanced, document-driven workflows," Baker says. "You have to source from multiple places — email, internal messages, documents — synthesize the information, and then, if needed, make a correction in the system."
These tasks previously took hours. Now users ask questions and continue working while Qualia Clear provides answers immediately. "It completely changes how you interact with software," Baker says.
The company's advantage lies in understanding the entire context of the transaction required for title and escrow work. "For the first time, you're hooking up the power of state-of-the-art models with the context needed to actually do the work," Baker says. "The complete context that title and escrow agents need to do their job lives in their Qualia application and email system. That's why this product is so compelling; we can curate and manage the context that needs to be fed to the model."
The technical architecture supporting this success operates at a significant scale. During Qualia Clear's beta, the company processed over 100 billion tokens across 1.1 million emails and 1.8 million documents, while serving approximately 1% of customers. "We may need to 100x our token usage," says Birdsall, confirming plans to expand access and add capabilities.
Beyond Qualia Clear, Qualia provides Google Workspace tools for all employees, with organization-wide access to Gemini for productivity. The company has also used Google Places API and Street View since its founding to provide address autocomplete and property visualization features.

The reaction to Qualia Clear has been unprecedented, says Baker. "We have customers jumping up and down, screaming and high-fiving each other when we demo Qualia Clear with them. That has never happened before."
Looking ahead, Qualia will continue to expand the product's capabilities. As the system grows more sophisticated, the complexity of tasks increases along with token usage. The company also uses Agent Development Kit from Google Cloud for building agent frameworks, specifically for a Qualia Clear subcomponent that powers reporting features.
Baker sees the work as part of a broader transformation in how software delivers value. "The rate of improvement is insane. We built products two years ago using off-the-shelf solutions that we could now build ourselves in a week," he says. "The models are just so much better."
Qualia's primary focus remains on connecting Google AI directly to customer needs. "Every day, we think about how to get what Google is building with Gemini into the hands of our customers as quickly and effectively as possible," says Baker. "The work we're doing using Gemini is going to completely change the real estate industry over the next year."
